Start with the highest-ranked leads in your market brief. Ranking helps focus attention; it is not a substitute for your own diligence. Open the records that fit your acquisition criteria and skip the rest.

2 · Verify

Use dashboard search and read the official record.

Search an address to review the normalized record, status, dates, and related history. Follow the official source link before acting—the jurisdiction remains authoritative when a case changes.

3 · Add context

Check owner and parcel context where available.

DirtSignal attaches property-appraiser owner and parcel context when a reliable match exists. Treat missing context as unknown, and verify ownership at the county source when it matters to your decision.

4 · Keep the useful slice

Save the view or schedule a custom brief.

Apply the market, source, status, and property filters that match your thesis. Save that view for repeat review, then schedule a custom brief when you want the same criteria delivered automatically.

5 · Move the work forward
