Terms, in plain English

The short version

  • Use DirtSignal internally for your own lawful business — finding deals, underwriting, outreach, portfolio monitoring, feeding a CRM, building tools for your team. Reselling the feed or building a competing product on top of it is off limits.
  • The data comes from government records. We work hard to keep it current and accurate. Every record links back to the issuing jurisdiction for decision-grade verification.
  • Cancel any time. Future charges stop at the end of the current billing period.
  • Material changes to these terms come with an email notice before they take effect.

Who these terms are between

"DirtSignal," "we," and "us" refer to Q32 LLC, the United States-based operator of dirtsignal.com. "You" means the person or business using the service, whether through the website, the API, or MCP.

What you can do with the data

Use it internally: to find deals, underwrite, reach out to property owners, monitor portfolios, feed your CRM, build tools for your team. That's what it's for.

Redistribution, resale, and competing products are off limits. Specifically: repackaging the feed for sale, publishing our normalized data as your own product, or exposing it in a publicly queryable form that substitutes for a DirtSignal subscription.

Applicable law travels with you regardless of where data came from — fair-housing, fair-credit, anti-harassment, and debt- collection rules in particular. Use the feed in ways that comply with those laws.

About accuracy

Every record traces back to an official source, and we keep a link to that source on every record. We make a good-faith effort to keep the feed current and complete. Public-record sources can change formats, backdate records, or correct records, and those changes flow through to the feed. When a decision matters — buying a property, filing a lawsuit, underwriting a loan — verify at the official source before acting. The jurisdiction's case system is the record of truth; DirtSignal is the working list that gets you to it.

We aggregate publicly available municipal and county records. We do not access private or restricted databases, and we do not add personal data beyond what is already present in public records or public parcel sources. We do not provide tools or services for contacting property owners.

Your account

You're responsible for what happens under your account. Sharing credentials with your own team is fine; if an unauthorized person gets in, tell us quickly so we can help. Access is scoped to people inside your organization. When we introduce seat-based pricing, that scope becomes the billing boundary.

Payment and cancellation

Paid plans are billed in advance, monthly or annually, in U.S. dollars. Cancel any time from your account; future charges stop at the end of the current billing period. Refunds for partial months are handled case by case when something on our end broke badly.

If a charge looks wrong, email billing@dirtsignal.com within 60 days and we'll sort it out.

Fair use on the API and MCP

Keep request rates reasonable for the plan you're on. For high- volume or real-time access, talk to us first — we'd rather set up the right plan than throttle you in a panic.

What we promise

We run the service in good faith: keep it up, keep the data as fresh as the sources allow, and fix things when they break. The service is provided "as is" — specific uptime numbers, data completeness, and business outcomes are best effort rather than guaranteed.

To the extent the law allows, our total liability to you for any claim related to the service is capped at what you paid us in the prior 12 months. In plain English: liability covers direct service refunds only, not consequential damages or lost profits. Standard software-vendor language, called out here so there are no surprises.

Ending things

Close your account at any time. We may close an account that's being used to break these terms — reselling the feed, violating fair-housing or anti-harassment laws, or attempting to compromise the service. When that happens, we'll tell you why, and we'll refund unused paid time except when the violation caused real damage on our end.

Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Disputes are resolved in state or federal courts located in Hillsborough County, Florida. Consumer-protection laws in your own jurisdiction still apply where they grant you the right to sue locally.

Changes to these terms

Material changes get an email to active accounts at least 14 days before the change takes effect, and the date at the top of this page is updated on the same day. Continued use after the effective date counts as acceptance. To decline a change, cancel before the effective date and billing stops.
